Gladstone Land Corporation (Nasdaq: LAND), founded in 1997 and headquartered in McLean, Virginia, operates as a real estate investment trust focused on acquiring and owning high-quality farmland and farm-related properties located across major agricultural markets in 15 U.S. states, including Arizona, California, Colorado, Delaware, Florida, Georgia, Maryland, Michigan, Nebraska, New Jersey, North Carolina, Oregon, South Carolina, Texas and Washington; the company leases these assets on a triple-net basis to unrelated third-party tenants, including corporate and independent farmers, who cultivate over 60 crop types such as fresh produce annual row crops like berries and vegetables, permanent crops including almonds, apples, cherries, figs, lemons, olives, pistachios and other orchards, as well as blueberry groves and vineyards, while also owning over 55,000 acre-feet of water assets in California and select farm-related facilities encompassing cooling warehouses, packinghouses, processing centers and storage units. As of November 2025, Gladstone Land owns 148 farms comprising approximately 100,000 acres with a 95.7% occupancy rate based on farmable acreage, a weighted-average remaining lease term of 5.7 years and leases to 85 tenants. Recent strategic changes include selling nine farms in 2025—seven in Florida and two in Nebraska—for aggregate net proceeds of approximately $64.5 million yielding a $15.7 million net gain, repurchasing up to $55 million of its Series B and Series C preferred stock (LANDO and LANDP), modifying lease agreements on multiple properties to reduce fixed base rents in exchange for higher participation rents primarily recognizable in the fourth quarter, acquiring 1,530 acre-feet of water rights for about $583,000, executing new lease agreements boosting annual net operating income by roughly $166,000, refinancing debt including a new $10.6 million loan at 6.31%, and raising equity via its at-the-market program including 1.08 million shares for nearly $10 million.
